Should You Include Seasonal Decor In Real Estate Photos

Deciding whether or not to include seasonal decor in real estate photos is a question that takes some real consideration. There are both pros and cons, both of which you’ll need to discuss with your client.

In this article I’ll discuss whether or not you should include seasonal decor in real estate photos and share what factors need to be considered before you make a final decision.

What Is Considered Seasonal Decor

Seasonal decor, at it’s most basic definition, is the inclusion of decorations that are used to celebrate or mark a particular season or holiday.

It includes items like Christmas trees, wreaths, and lights for the winter holidays, pumpkins and autumnal leaves for fall, or bright floral arrangements and pastels for spring.

These decorations are typically used to add a festive touch to a home or public space, reflecting the spirit and characteristics of the specific time of year or holiday.

Things To Consider When Deciding On Including Seasonal Decor

1. Timing of the Market Listing

The most crucial consideration is when the house is expected to hit the market and how long it might stay listed.

  • Immediate Listings: If a home is going to be listed immediately during a holiday season, a touch of festive decor can complement the listing by showcasing the home’s potential for entertaining and celebrating. It helps potential buyers visualize themselves enjoying the space during these special times.

  • Listings Later in the Year: For homes that are photographed during the holidays but are expected to be listed later in the year, it’s generally wise to avoid seasonal decor. Holiday decorations can make the listing seem outdated and not in sync with the current season, potentially deterring buyers who are viewing the property outside of the festive period.

2. The Nature of the Holiday Decor

The type and extent of holiday decoration can significantly affect the appeal of real estate photos.

  • Tasteful and Minimalistic Decor: Subtle and tasteful decorations can enhance the photos by adding a touch of color and warmth. For example, a simple wreath on the door or an elegant holiday table setting can imply a sense of welcome and celebration without overwhelming the space.

  • Overpowering and Personalized Decor: Overly personalized or large holiday decorations can be distracting and may detract from the property’s features. Large inflatable lawn ornaments, excessive lights, or very personalized religious decor might not appeal to all buyers and can clutter the photography, making it hard for potential buyers to imagine their own belongings in the space.

3. Sales Expectations

How quickly the house is expected to sell can influence whether holiday decor should be included.

  • Fast Selling Expectations: If the market is hot and homes are selling quickly, including seasonal decor might not pose much of a risk. The home will likely sell before the decor becomes irrelevant, and the festive touches might even add to the appeal during quick viewings.

  • Longer Sales Process Anticipated: If there’s any indication that the home might not sell immediately — perhaps due to a slower market or a higher price point — it’s safer to avoid seasonal decorations. As time passes, the decor will increasingly feel out of place and may necessitate additional photography to keep the listing fresh.

4. Regional and Cultural Considerations

Understanding the cultural and regional context is also important. In areas where certain holidays are widely celebrated, including relevant decor might resonate more with potential buyers.

Conversely, in culturally diverse areas, overly specific holiday decorations might not appeal to all segments of the market.

5. Virtual Staging Alternatives

With advancements in digital photography and virtual staging, there’s the option to digitally add or remove holiday decor from photos.

This technique allows for the best of both worlds — presenting the property in a festive light during the season, with the ability to revert to a more neutral presentation later on.

6. Client Preferences and Branding

Always consider the preferences of the seller and the branding of the real estate agent. Some sellers might insist on showcasing their home’s holiday spirit, while others might prefer a more neutral presentation.

Similarly, real estate agents might have a specific branding strategy that influences the decision.

7. Impact on Emotional Connection

For many, buying a home is an emotional decision. Seeing a property decorated for the holidays can evoke an emotional response and help potential buyers envision creating their own memories there.

However, this needs to be balanced with the potential for the decor to overshadow the home’s inherent features or alienate those who don’t celebrate the specific holiday.
