Deciding whether or not to include seasonal decor in real estate photos is a question that takes some real consideration. There are both pros and cons, both of which you’ll need to discuss with your client.

In this article I’ll discuss whether or not you should include seasonal decor in real estate photos and share what factors need to be considered before you make a final decision.

What Is Considered Seasonal Decor

Seasonal decor, at it’s most basic definition, is the inclusion of decorations that are used to celebrate or mark a particular season or holiday.

It includes items like Christmas trees, wreaths, and lights for the winter holidays, pumpkins and autumnal leaves for fall, or bright floral arrangements and pastels for spring.

These decorations are typically used to add a festive touch to a home or public space, reflecting the spirit and characteristics of the specific time of year or holiday.

Things To Consider When Deciding On Including Seasonal Decor

1. Timing of the Market Listing

The most crucial consideration is when the house is expected to hit the market and how long it might stay listed.

  • Immediate Listings: If a home is going to be listed immediately during a holiday season, a touch of festive decor can complement the listing by showcasing the home’s potential for entertaining and celebrating. It helps potential buyers visualize themselves enjoying the space during these special times.

  • Listings Later in the Year: For homes that are photographed during the holidays but are expected to be listed later in the year, it’s generally wise to avoid seasonal decor. Holiday decorations can make the listing seem outdated and not in sync with the current season, potentially deterring buyers who are viewing the property outside of the festive period.

2. The Nature of the Holiday Decor

The type and extent of holiday decoration can significantly affect the appeal of real estate photos.
