How to Use a Cold Email Template

Cold emailing is a great tactic to land clients. It’s worked very well for me personally and can work for you as long as you know what to write. Below, you’ll find the cold email template that I use for all my cold emails to realtors and businesses that I hope to work with.

It’s important to note that this is a template and is not made to simply be copied and pasted. You need to tailor each email specifically for the person or business you’re sending it to.

If you’re reaching out to one of the top real estate agents in your city, make sure to mention it. Write something like “I’m reaching out to you because you’re one of the top real estate agents in * your city *.” This shows the agent that you’re up-to-date with your local market and that you understand they’re quite good at their job.

If you’re reaching out to a realtor that you know currently doesn’t use a professional photographer, make sure to explain that your photography will help them sell houses faster and for more money.

If you have some sort of personal connection to the realtor you’re reaching out to, DEFINITELY mention it. Whether you have a mutual friend, work with someone else from the same agency, or even if you just admire the types of houses they regularly sell, you’ll want to make the email as personal as possible while still keeping it professional.

I’m reaching out to you because you’re a real estate agent in * your city/region *. I would love to speak with you about your real estate photography needs and offer you my services. I understand the importance that great photography plays in the home selling process and believe that my photos would flat out help you sell more homes at higher prices.

I offer high quality photos with a quick turn around time, my work is consistent and professional, and I always put my clients needs first.

Cold Email Marketing

Cold email marketing is a legitimate tactic where, if use properly, will land you real estate photography clients. It’s important to remember that cold emailing is a game of quantity. You need to understand that you will get a lot of non-responses and a lot of flat out no’s.

If you are too easily discouraged by receiving a “No”, or even worse not receiving any response at all, then you won’t be able to effectively implement a cold emailing strategy. I’ve personally sent out hundreds of cold emails. The amount of no’s I’ve received is probably in the hundreds as well. And I can tell you that it was all worth it because of the clients that said yes.

One of my largest clients (a huge real estate agency with thousands of residential properties) was landed by sending a cold email. It was pure luck that I emailed them right at the time they were getting fed up with their old photographer. All I had to do was show them my portfolio, promise to be consistent, on time, and professional, and they were sold.

Make sure to take your time when writing your cold emails. Be personable, professional, and offer them your highly skilled services. Every “yes” you receive is a client that you can possibly work with for your whole career. Disregard the “no’s” and keep sending those emails.
