What Is Commercial Real Estate Photography?

Simply put, commercial real estate photography is the practice of capturing high quality photographs of commercial properties. Commercial properties can include office buildings, retail spaces, hotels, industrial facilities, or any other real estate that is used for commercial purposes.

Commercial real estate photographs are typically used for marketing purposes to showcase the property and attract potential buyers, tenants, investors, or customers.

The final images will likely include exterior shots of the building that showcase the architecture, landscaping, and surrounding environment, plus interior shots that capture the different areas and amenities within the property.

These interior areas can include lobbies, conference rooms, retail spaces, hotel suites, or public use areas. Additionally, commercial real estate photographers often use techniques like aerial photography or drone shots to provide a comprehensive view of the property and its surroundings.

Differences Between Commercial & Residential Real Estate Photography

Type of Property

The type of property is the most obvious of the differences between the two.

Residential real estate photography centers around residential homes that are for sale or for rent. The photographs are made to showcase a potential place to live for anyone interested.

Commercial real estate photography, on the other hand, highlights commercial properties like hotels, retail stores, warehouse, office buildings, etc. These photographs are primarily for marketing purposes that highlight things like amenities, architectural features, and business factors.

Usage of the Photos

Residential real estate photos are primarily used to showcase properties intended for personal use, such as homes, apartments, and condos. They are mainly used in the following ways:

  • Listing Presentations: Residential photos are central to property listings on real estate websites, portals, and printed materials. They highlight the property’s aesthetics, layout, and features to attract potential buyers or renters.

  • Emotional Connection: Residential photos aim to evoke an emotional response from viewers, helping them visualize their future living spaces. Warm lighting, cozy interiors, and appealing staging contribute to this effect.

  • Lifestyle Depiction: These photos often capture the lifestyle that the property offers, showcasing bedrooms, living areas, kitchens, and outdoor spaces to give a comprehensive sense of what it’s like to live there.

  • Individualization: Residential photography emphasizes personalization, showcasing the uniqueness of each home to make it stand out in a competitive market.

Commercial real estate photos focus on properties intended for business and investment purposes, such as office buildings, retail spaces, hotels, and industrial complexes. Their main applications include:

  • Business Promotion: Commercial photos are used to market properties to potential tenants, investors, and businesses. They highlight features like office layouts, signage, accessibility, and facilities.

  • Functionality and Design: These photos emphasize the functionality and layout of commercial spaces, showcasing factors like spacious interiors, workstations, conference rooms, and amenities.

  • Professionalism: Commercial real estate photos maintain a professional aesthetic, often employing wider angles, straight lines, and even lighting to represent the property accurately and neutrally.

  • Urban Context: Commercial photography often includes shots of the property’s urban surroundings, nearby amenities, transportation options, and the overall business environment.

  • Investment Appeal: Commercial photos aim to attract investors by showcasing the potential for business growth and profit generation from the property.

Composition

Although there are factors in common when composing photos for residential vs commercial real estate shoots, there are definitely some subtle key differences that are important to note.

Residential real estate photography focuses more on emotion, attempting to get the viewer to envision themselves living in a space and calling it there home.

Commercial real estate photography focuses more on function since it’s important for all parties to see and understand how the property will function as a place to conduct their specific business.

Understanding the intent of the end user, whether that’s a future home owner or a large business, is key to properly composing photos.
