As I’ve discussed several times before, real estate listing and Airbnb photography, while similar in their focus on properties, diverge significantly in their approaches and objectives. Understanding these differences in very important for any photographer than wants to photograph both.

In this article I’ll share 5 key differences between real estate and AirBnb photography, including why you need to charge more for AirBnb shoots.

1. Focus on Amenities in Airbnb Photography

One of the primary differences between real estate listings and AirBnb shoots lies in the focus on amenities. Airbnb photography emphasizes the unique features and comforts that make a stay enjoyable.

  • Highlighting Lifestyle Amenities: In Airbnb photos, you’ll often find detailed shots of amenities like coffee makers, cozy reading nooks, bar carts, or even washing machines. These images are designed to showcase the practical and aesthetic aspects of the property that contribute to a pleasant stay.

  • Importance of the ‘Little Things’: Unlike real estate photography, where the aim is to present a blank canvas for potential buyers, Airbnb photography often zooms in on the small details that define the character of the rental and enhance the guest experience.

2. Licensing and Usage: Commercial vs. Short-Term

The nature of licensing and usage rights for photos varies significantly between Airbnb and real estate photography.

  • Airbnb, Commercial, & Long-Term Use: Airbnb photos are typically used for commercial purposes and are often in circulation for a longer duration. The licensing agreements need to cover broader commercial rights, as these images are used for advertising and are key in attracting guests.

  • Real Estate & Short-Term MLS Usage: Real estate photographs, on the other hand, are usually intended for short-term use, primarily for listings on the MLS. The licensing is often limited to the duration the property is on the market.

The orientation of the photos also distinguishes these two types of photography. The MLS ties our hands in terms of needed horizontal images, however AirBnb allows for all types of media.

This orientation aligns well with mobile browsing, where most Airbnb searches and bookings occur. Vertical photos are effective in capturing the full length of rooms and highlight vertical elements like tall windows or high ceilings.

  • Real Estate’s Horizontal Dominance: Conversely, real estate photography predominantly uses horizontal shots. This format is better suited for MLS listings and real estate websites, offering a broader view that’s ideal for showcasing property layouts.

4. Emphasis on Detail Shots in Airbnb Photography

Detail shots play a significantly larger role in Airbnb photography compared to real estate photography.

  • Setting the Mood with Details: Airbnb photography often includes close-up shots of details that set the mood or convey the property’s theme.   • Real Estate’s Broader Focus: Real estate photography, in contrast, focuses more on capturing the rooms and spaces as a whole. While detail shots are included, they are not as central to the overall portfolio as they are in Airbnb photography.
